The Introduction of Various Social Media Outlets Has Changed the Game of Leasing


Cara Ciancetta is the Director of Leasing Operations at the University View. She has been working under Asset Campus Properties for nearly 4 years and not only manages the staff and leasing, but has seen quite a change in operations from the years past in terms of outreach and leasing opportunities. The University View relies on outreach in order to bring in “new market” leases as they are called to fill empty rooms in the apartment complex. A new market lease is a resident that has never lived at the University View. Times have changed with the new media and social outlets; Cara speaks about how those outlets have affected the University View.

With New Social Media Outlets Leasing Offices Must Utilize All of Their Resources

         Cara gives her thoughts on how many different outlets are currently being managed by the University View and how those different outlets have increased foot traffic into the University View offices. Students are constantly online linked in to some sort of social outlet albeit Facebook or Foursquare, the University View is taking advantage of that.  



But Are All the Impacts from Social Media Positive?

         Not all social media outlets promote positive business; Cara shares with us how social media has changed the “leasing game” of attracting new residents and keeping the current ones. The University View is conscious of the changing social world, however as Cara explain, they must be careful in the amount of advertising they use. 



What Get's Left Behind When All of These New Resources are Put to Use?

While social media has brought in new business and kept current residents aware of ongoing promotions, customer service has had to be better managed as online resources hit glitches. Cara directly works with the online leasing process and has first hand seen the backlash of processes slowing down. She explains here how customer service must be practiced heavily to contain the breakdowns from online servers.
